Preventive Maintenance

The Importance of Preventive Maintenance

In Today's Market, Facility Managers are faced with shrinking budgets, increased responsibilities, and escalating costs. HVAC systems are getting older and less efficient. To add to the confusion, new government regulations and building air quality standards are requiring modifications and/or equipment replacement to remain in compliance. At Advanced Air Services, we understand the economics of facility management, and the havoc equipment start-up failure can play on corporate budgets.

Preventive maintenance can help reduce equipment failure and the costs associated with down time and the interruption of production and productivity. Did you realize that over 66% of all electrical failures could have been prevented through regular preventive maintenance of equipment? In a recent speech to the Metropolitan Detroit Business Superintendents Association, Don Bignall cautioned that procrastination when it comes to preventive maintenance is the worst enemy of HVAC equipment. You wouldn't drive your car for the next 5-25 years without at least changing the oil or maybe the tires, brakes, etc. Your HVAC systems are no more than mechanical devices that need regularly scheduled maintenance to operate at optimal efficiency. Don recommended that building owners and facility managers keep daily logs on system performance so in the event of failure (which WILL occur without proper maintenance), individual equipment histories can be reviewed and assessed by Advanced Air Services. Very often the information gathered can save valuable labor hours in diagnosis and repair of failed components.
